Applications are considered on a first come, first served basis once approved—your spot is reserved only after you pay the holding deposit.
Applications remain active for 60 days, and we review all applications with fair consideration.
“Highly qualified” generally includes strong income (or a current voucher) and solid credit.
- All adults 18+ intending to reside in the home (and any co-signers) must fill out an online application. The application fee must be paid to be considered.
- It may take up to 48 hours for credit card payments to process.
You must consent to a background screening as a part of the application process. The screening will evaluate credit history, criminal background, and eviction history.
- All applicants must submit identification and proof of income: most recent 2 paystubs – OR- previous year’s tax return and 3 months of bank statements for non-W2 workers (i.e. gig workers, self-employed)
- Once application, screening, income and employment verification is complete, you will be notified of your application status via email.
- Approved applicants must submit a holding deposit to reserve the property. All properties are leased on a first-come-first-served basis for approved applicants, so until the holding deposit is paid, other approved applicants will be eligible to reserve the property.
- Applications are held for 60 days. Once the 30-day time period has expired, updated income documents must be submitted if you wanted to apply/proceed with one of our properties. After 60 days new applications are required.
Highly qualified applicants will have:
- A gross verifiable income of three (3) times the rent amount OR have a housing voucher for the number of bedrooms in the unit
- A credit score of 700 or above
- No evictions within the past five (5) years
- No major criminal infractions in the past five (5) years
Applicants using housing vouchers must have a current voucher (not expired or on waiting list) for the number of bedrooms listed.
All applications will be considered no matter the income, credit score, eviction history or criminal history. Co-signer and/or additional deposit may be required for approval.
Please be aware that each unit may have different rules and restrictions regarding pets. If pets are permitted in your unit, the following conditions will apply:
1. Pet Fees: A one-time, non-refundable pet fee and a monthly pet fee will be assessed. These fees are based on a completed pet screening, which includes factors such as the quantity, type, breed, weight, and vaccination status of your pet(s).
2. Spaying/Neutering: All pets must be spayed or neutered.
3. Exotic Animals: No exotic animals are allowed.
4. Pet Limit: There is a limit of two pets per unit.
5. Restricted Dog Breeds: The following purebred or mixed breed dogs are restricted:
Pit Bulls (including Bull Terriers, Staffordshire Bull Terriers, American Bull Terriers, and American Staffordshire Terriers)
Rottweilers
Doberman Pinschers
Chow Chows
Wolf hybrids
Presa Canarios

Please note that these fees and restrictions do not apply to service animals. Dwelling Network Living will use reasonable accommodations in accordance with HUD guidelines.
- Dwelling Network Living typically offers 12-month leases for all of our properties with annual renewal options.
- All residents are responsible for payment of their own gas and electric utilities.
- Water/sewer and trash collection are included for multi-family units.
- Water/sewer and trash collection are NOT included for single-family units and must be paid by the resident.
- All residents are automatically enrolled in the Resident Benefits Package program for $60/month.
- All residents must have rental insurance (included in Resident Benefits Package)
- Rent payments are due on the 1st of each month, via electronic payment ONLY (ACH or credit card. No checks, cash or money orders).
Additional items may be included for your specific rental.
Prior to lease signing the following must be completed:
- 1st month rent and last month rent are paid
- Holding deposit must be paid and will convert to security deposit once a lease is signed. Holding deposits CANNOT be used for 1st month rent.
- Gas and electric utilities must be placed in the resident’s name and verified active
After lease signing, instructions will be provided for contactless move-in.
Sign into your Resident Center account and submit a work order describing the issue. Attach photos and any other helpful information so we can assign the right type of specialist to fix the problem right away.
For security and accuracy, we accept electronic payments via ACH (bank account) or credit card. Sign into your Resident Center where you can make payments using the method of your choice. You’ll immediately receive a receipt for payment via email.
You are eligible for return of your full security deposit as long as the house is in good condition with no damages. Your security deposit is mailed to your new address within 30 days after the end of the lease.
